Florida’s Building Code guides the city of Miami when it comes to construction or remodeling projects. Section 105.1 states:
“Any authorized agent or owner who plans to demolish, construct, alter, enlarge, repair, change, or move the occupancy of a structure, or building or to erect, enlarge, install, repair, alter, convert, replace or remove any mechanical, electrical, plumbing, gas, or system, the installation of which this code regulates, or to cause any similar work (s) to be done, will first make the application to a building official and get the required permit.”
Permits are issued in the name of the individual (s) performing the work.

Builder/owner permits are restricted to the new erection of a single-family residence, every 24-month period.
Only owner-builders or licensed contractor can obtain a permit.
If you reside in the unincorporated Miami-Dade County, you’ll obtain your permit from the County offices. You can fill the permits at the County’s Permitting and Inspection Center (11805 SW 26 Street – Coral Way), Monday – Friday between 7.30 a.m. – 4 p.m.
Alternatively, you can obtain your permit online. You no longer have to visit the Permitting and Inspection Center in person to apply. The online e-permitting service is available every day between 2.00 a.m. – 5 .00 p.m.
